Access Statement for Orchard House, Ledbury
This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.
Orchard House is situated 5 minutes walk from the centre of Ledbury. The house is a Victorian property, and whilst we aim to meet the majority of guest's needs, there are some aspects of the property which may cause difficulty for those with limited mobility. Two guest bedrooms are available, both upstairs. The Mulberry room can be arranged with twin 3' beds or a 6' superking size bed. It has an ensuite bathroom (down two steps) with bath and separate shower. The Damson room is a double, with 5' king sized bed with ensuite shower room. A covered swimming pool is available for guests use, adjacent to the house, during the summer months.

The nearest railway station is Ledbury, which is a mile away (20 minutes walk). Taxis are not normally available at the station, but can be booked. We can normally make arrangements to pick up guests from the station.

There is a bus stop close to the station, and at the bottom of South Parade. The bus service to Hereford is regular but infrequent, approximately hourly. Link to timetables listed below under contact information.
Pavements in Ledbury can be uneven in places, with cobbled areas.
We do not accept pets, as we have two dogs on site. We are of course happy to welcome assistance dogs. The house is unsuitable for children under 16.
Car Parking and Arrival
Plenty of free parking is available in a level, tarmac area to the front of the house. The front porch is well lit.
There are five steps, each 6'' (150 mm) high leading to the front portico, with a handrail both sides. There is one further 6'' (150 mm) high step at the threshold. The front door is 42'' (1170 mm) wide and leads to the wide hallway. Unfortunately there is no level access to the property.
The hall area is well lit, with wooden parquet flooring and rug.

The bedrooms are accessed by the main staircase which is carpeted with a runner. The first flight consists of 14 x 7'' (180 mm) steps, with a half landing, followed by a further 3 steps. Both rooms are situated on the main landing with doors 30'' (760 mm) wide.
Room 1 has a 6' (1800 mm) zip link double bed, which can be arranged as twin single beds. Room 2 has a 5' (1500mm) king size bed. The height of the beds to the top of the mattress is 700mm (27.5"). The bedrooms have a central light, with bedside lights, and a desk light. Beds are made up with microfibre duvets and pillows, with cotton bedding. Blankets are available as an alternative. Please advise before your stay if you would prefer beds to be made up with sheets and blankets rather than duvets.
The rooms have short pile, wool carpet. The rooms have fitted wardrobes, desk / dressing table, bedside cabinets and two chairs. Flat screen digital freeview televisions are available, with subtitle facility. Digital alarm clock radios with iPod docking station are available in each room. A silent mini fridge is also fitted in each room.
Bathrooms, Shower-rooms & Toilets (Ensuite or Shared)
Both rooms have ensuite facilities, with non-slip mats provided.
The access to the ensuite bathroom to the Mulberry room is down two wooden steps. The floor is polished floorboards, with a non-slip finish and with a rug. A chair is available in this room. The room is equipped with roll top bath and separate shower. There is a 100 mm (4") step into the shower.
The shower room in the Damson room is compact, approximately 1000 x 1200 mm (39" x 48") plus shower cubicle 700x700 mm (27.5" x 27.5"). The shower tray has a 100 mm (4") step.
Public Areas - Halls, Stairs, Landings, Corridors
The hall and dining room have parquet flooring, with a Persian rug. The staircase is carpeted with a runner. The first flight consists of 14 x 7'' (180 mm) steps, with a half landing, followed by a further 3 steps. A handrail runs the length of the stairs. The guest sitting room is carpeted with short pile wool carpet.
Public Areas - Lounge
The guest lounge and dining room are situated on the ground floor with level access. The guest lounge has wool carpet. Doors are 800 mm wide (31.5").
There is an additional bathroom on the ground floor, with WC, hand basin and shower.
The house is surrounded by approximately one acre of garden. To the front of the house there is a gently sloping lawn, with a mature landscaped pond. Rough grass paths run around the pond area. Also to the front of the house is a terraced gravel garden, with two shallow steps down from the lawn, and a summer house. The paving to the summer house is very uneven, with two steps down to the lawn. To the side of the house is a seating area, with tables and chairs and a bench, accessed by two paved steps.
Adjacent to the house is an enclosed heated swimming pool accessed from the front garden, with two steps up. The area around the pool is level. The swimming pool is 3' deep at the shallow end, and 8' deep at the other end, with maximum depth 10' at the centre. The water is treated with chlorine, and tested regularly. Seating is available in the pool area. The pool is unsupervised.
The back garden is enclosed by gates at either side of the house. A wooden decked terrace with pergola runs the length of the pool, with table and chairs. Particular care should be taken on the wooden deck in wet weather, as in can sometimes be slippery. There is a small pond in the back garden, with mature flower beds and trees. Although the paths are mainly level some are uneven and narrow and some areas may be overgrown. We have two dogs which have access to the back garden, and we keep free range chickens in this part of the garden.
